How this Snohomish home sold.
This Snohomish home sold for three reasons. It was priced correctly, well prepared to be listed, and presented to look its best. The pricing of this home was driven by new construction in the area. The owners did a fabulous job of getting the home ready for showings. The presentation attracted the right kind of buyers and resulted in a full-price offer and acceptance after just 21 days. Given the somewhat rural location, this was a good result. For the sellers who were relocating to California, the timing could not have been better.
My marketing emphasized the high quality of the home improvements. I knew that buyers would welcome the gas generator in an area prone to power outages. In fact, there was a power outage one day before closing! I knew buyers would appreciate the top quality of the appliances. Once inside at a showing, they saw the care with which the home had been maintained.
The seller’s circumstances required me to strike a good balance between providing reasonable access and preserving the family privacy and security. Once we had an offer, my client’s natural aptitude for technology made the electronic processing of the paperwork a breeze. Even their domestic and international business travel was no obstacle.

I met this client in 2009 when they were looking to rent a home in Seattle. I found them a bargain. It was a large new construction in Seattle’s Northgate area that in the then prevailing buyers’ proved difficult to sell. Two years later I helped this client with the purchase of the home we now just sold. That’s three transactions with the same client within six years. Unless they will move back to the area, this sale will have been the last transaction. I will miss them, but I know they will recommend me to anyone looking to buy or sell a home in the Seattle area.
This Snohomish home sold for $625,000. It appreciated 25.5% during the four-year ownership at an average rate of 5.8% per year. For more market data of many more Seattle area neighborhoods see Gerhard’s Market Trends. If you are looking for Snohomish county market trends, text or call 425-891-8213.
What the client said
Thanks for the help with our homes! In 2009 you found us a brand new house to rent when we moved to Seattle, in 2011 you found us a beautiful craftsman house to buy, and in 2015 you helped us sell that beautiful house for 25% more than we bought it for.
Being first time home buyers, we learned a lot through that process and that helped us buy our next home in California. The realtor that was helping the buyers of our last house even commented to us what a joy it was to work with you. He explained many realtors are “flaky” and it can be like pulling teeth to get everything done. He told me how refreshing it was to work with you, that you were really on top of all of the magic (voodoo?). I guess that must have been true, because there were zero delays or issues and in my limited experience of 1 purchase and 1 home sale, you have given the illusion it’s simple and painless, which I guess as a customer, is all I care about.
We really appreciate all of the advice you gave, the help with staging parts of the house, getting the photos done, and just making sure the house looked to its potential for prospective buyers.
